House Rules

Gladwyn’s Farm is a working small holding.  Gladwyn’s Lodge enjoys the use of a Paddock and surrounding areas for its fantastic views. There are certain areas within a working farm that could at times be dangerous to Adults, Children and pets.  As such the booking party is responsible to ensure that associated adults, children and pets are kept away from any working machinery or service areas, such as a bonfire pit (100 Metres away from the Lodge) or tractors, diggers or trailers when in occasional use.

You will be informed if there are any activities such as grass cutting, mulching or harvesting on our land scheduled to occur during your visit.

Please feel free to use the Lodge and the paddock area freely, but we do ask that you are considerate to ourselves and our neighbours.  If you can keep the noise down after 10pm that would be in keeping with the tranquil surrounds.

The Lodge remains solely dedicated to your use during your stay, and we believe that the quantity of towels provided should be adequate for your use.  We do not offer a daily cleaning or maid services, so items such as towels will be where you left them!  If you need more then please use the washing machine and airer to cycle through what you have been provided.

We welcome pets, however please keep them off the furniture (Sofas and beds), and we ask that you keep your pet downstairs, using the stair gate provided if required to ensure this. A Dog bed is available on request.

There are a number of bird rearing pens located in the surrounding woods, please keep dogs close or on a lead when near them (there is signage around active pens). Please be aware that the Paddock and driveway are not fully fenced so please ensure your pets are safe and secure during your stay.  On request we can provide access to the orchard, which at just over one acre is fully fenced, if you want to let your dog roam.

Smoking – The Lodge is a smoke free area, so please do not smoke inside.  Smoking is allowed on the rear patio or under the carport in inclement weather.  We have provided an ash bucket for cigarette disposal.

We understand that accidents do happen, so if there are any breakages, please let us know as soon as possible, so we can repair/replace for our next guests.

For stays of over one week

For stays of over one week we do provide a change of bed sheets, pillow covers, duvet covers and towelling, these will be found in a Laundry Box in each bedroom’s wardrobe. Please put your first weeks bedding and towel laundry into the Laundry bags provided in each laundry box, and place outside the front door of the lodge, we will pick these up.

Rooms

The Lodge consists of an open Lounge / Kitchen / Dining space that is the centre of the house. There is a Utility cupboard next to the kitchen area that contains the washing machine, and an understairs cupboard that holds items such as a vacuum cleaner, ironing board and iron, coat hooks, shoe rack, and cushions for the Garden Furniture.  There are hair dryers in each room.

Room one is the downstairs bedroom, with its ensuite bathroom.

Room two is the bedroom up the stairs on the left, again with an ensuite bathroom.

Room three is up the stairs and to the right, next to the main bathroom.  This room has an external facing door that is locked and barred, please consider this as an extra window.

There is hanging space provided in Bedrooms 1 and 2 and additional hanging space on the landing for Bedroom 3.

TV

There is a Television in the lounge for your use.  It has all of the DAB channels (TV and Radio) for your use.  There is also an amazon firestick for your use (the smaller remote control), which is restricted by PIN to non-costed channels, but gives you access to Netflix, Prime, iPlayer and NowTV. If you wanted to purchase movies or watch paid content please use your own subscription accounts, and remember to clear the data before you leave.

Alexa

There is an Amazon Alexa in the lounge for internal use, with access to spotify and amazon music. If you are not used to operating an Alexa, then try something like “Alexa, play music from ABBA”, or “Alexa, play Mellow Magic Radio”.  You can always stop Alexa by saying “Alexa, Off”, and just to say that the examples given are not necessarily a give away of your Host’s music choices…

Hot Water and Heating

Hot water is supplied on demand from an external combi boiler, so there’s no hot water tank to worry about.  We haven’t tried running three showers at the same time to test the maximum capacity, but it’s probably not a great idea!  Simply put, you should have all the hot water you need on demand.

Heating is controlled by a thermostat at the top of the stairs, you can change this for a heating boost.  The Lodge is extremely well insulated, so we wouldn’t advise turning it up too far, as it will retain heat and you will end up with all of the windows open sooner than you think.  Anyway, the control is there to use if you need it.

Fire Pit and BBQ

Logs for the fire pit, firelighters, and BBQ Charcoal are found in the Black box to the side of the carport.  If you need any more please let us know.  There is an ignitor in the cutlery draw in the kitchen

Outdoor Chairs, Sun loungers and Blankets

Cushions for the Patio furniture are stored in the understairs cupboard in the Lodge, please don’t leave them out in the rain or overnight.  Sun loungers are found to side of the carport.

Blankets (throws) for outdoor use are in a basket by the side of the TV, please use these rather than any of the other sofa or bedroom blankets for outdoor use.

Gladwyns Farm

The Lodge is in the grounds of Gladwyn’s Farm, a Grade 2 listed property with an interesting history. The earliest written record of the Farmhouse is dated 1523, to put that into perspective that is 22 years before the sinking of the Mary Rose in the Solent off Portsmouth.

The House was built by Thomas Gladwyn, who married a local girl Francesca Lindsyll, from the Lindsell village a mile down the road.  The Farmhouse was large for its time, three storeys high, with a central brick chimney instead of the normal open hall design, making it an expensive building for the period.  In the 16th Century, at just under 100 acres in size it was also a large farm for the period.

The Farmhouse has had various extensions over the centuries, with an additional staircase and rooms added in the 1600’s, and a late Victorian addition of some downstairs accommodation, which remains to this day the worst constructed of all of the extensions!

The timbers used in the house are ex ship timbers, with multiple notches and markings, so would have seen life on the seas before being reclaimed for building use, making them closer to 525 years old.
